Flower Power

/ Style

My friend, Julie Rust, is one of the busiest women I know. She is up at 5:30 most mornings getting ready for her jam packed day. Being a successful real estate agent, wife, and mom of three kids she does’t have a lot of time for herself or for creating new looks. Her closet consists of a lot of black and navy because it always looks stylish and professional. However, with her beautiful blue eyes I am often suggesting to her to add some colour to her wardrobe. So, when I was thinking about which friend I would like to see add some Florals to go with her suits, I thought of Julie.

At first I don’t think she was so keen on the “Floral Trend” but showing her that it can just be a small part of what she is wearing, but still have a big impact, she went for it. She also chose a big floral pattern, which is really hot right now, but kept it black and white not to take her too much out of her comfort zone. It brightens up her look and she could take the look into the evening with a dresser pair of heels (maybe with some colour) without her jacket. I also showed some other floral blouses that she could easily wear with her suits.

6) Intense Florals

We say it every year, but we’ll say it again: “Florals in spring . . . groundbreaking.” (And we know Miranda Priestly said it first, but let it go, everyone.) But we can rest a little easier knowing that thanks to collections by the likes of Chanel, florals are textured, bright, and even 3D. This isn’t your grandma’s floral, you guys (though vintage is always a good idea) — this is florals, on steroids.

More about Julie – Newport Realty   http://julierust.ca

main

I was born and raised in Victoria, British Columbia. Growing up with my family in the property development business, I always had a keen interest in construction and real estate. After graduating from high school from SMUS, I furthered my education in Urban Studies at the University of Western Ontario where I received an Honors Bachelors degree in Urban Development.

After graduation I worked with local Victoria developers and a team of Victoria REALTORS®, selling and marketing various condominium projects in Victoria. I later gained further experience in the field when I joined Strategics Consulting where I researched and prepared market reports for the Vancouver condominium market.

After these ventures, my entreprenurial spirit led me to start my own smoothie and wrap business called the Electric Juice Bar. I managed and lead the operations for six years, and three stores later. I then sold the businesses and turned my focus towards organizing charitable events and raising my three children.

I currently enjoy spending time skiing, playing tennis, volunteering and have a keen interest in feng shui. I am also a licensed REALTOR® at Newport Realty & Christie’s International Real Estate and dedicated to marketing and selling real estate in the Greater Victoria area.

If you are looking to sell or buy a property in Victoria, and looking for a REALTOR® to help you, I would glady meet you to discuss my marketing plan and buying strategies. As a lifelong native of Victoria, I can provide valuable information on the particular neighbourhoods, upcoming areas and locations that would best suit your needs.

Selling Your Home

Exposing your property to as many potential buyers as possible is one of my most important roles. As your REALTOR®, I have access to the Multiple Listing Service® and will list your property on this system. As a Newport Realty Associate I am backed by well established and reputable local brokerage as well as being a part of an International network being an affiliate with Christie’s International Real Estate allows your property to be marketed locally and internationally.

Whether your potential buyer is driving by or visiting your home, it is crucial your house it at its best. As your REALTOR®I will work with you to make sure your property has curb appeal and is staged properly. To showcase your property I will provide professional floor plans, photographs, customized brochure and yard signs with my website displayed. This gives potential buyers easier and faster access to knowledge about your property.

Another key component is to expose your property on the Internet. With so many people shopping for real estate on the web, a strong online presence is critical. Having a presence on Facebook and Linkedin keeps me connected to many people and thus potential buyers for your property. Selling a Property

Whether you are looking to downsize, need more space, changing jobs or a first time buyer, there are many considerations when buying a property. Unlike renting, buying a home is an investment that can appreciate over time, giving you more financial security later on in life.

Before you start the buying process, it is important to find out how much you can afford before you start to look. If you need a mortgage, visit your financial institution and get pre approved. Calculate a budget you can live with now and consider possible interest rate increases, maintenance and other expenses you may incur. Knowing your financial position will put you in a favorable negotiating position when you offer on a property.

Besides knowing the price you are willing to pay, carefully examine your property needs in terms of style, size, location and features that are important to you. How long are you willing to commute? What schools would you like your children to attend? Do you have a large family and require more space? Are you retired? There are so many factors to consider when deciding what type of property will suit your lifestyle.
